The operator, who serves residents throughout the East Coast and Midwest, places special emphasis on creating a locally inspired design within each community to help residents feel at home. Extensive market tours provided the design team with an intimate, well-rounded knowledge of the history and culture of the location.

The owner, developer and operator identified this location as a market that could support a flagship building. From early in the project, the stakeholders made it clear that Germantown should showcase the HarborChase brand at an elevated level. They dedicated additional budget to the interior finishes, as well as the art and furnishings, so that everyone who walked in the buildings would see that it is something special.

Knowing that this was intended to be a flagship building, the interior designer and project manager worked hard to protect the design integrity and execution of unique interior details that were included in this design. This was top-of-mind during the value engineering process. They also stayed highly engaged through the construction of the project and made additional visits to the site during the final stages of construction and installation.

Intentional Interiors

Interior design elements throughout the building include sleek materials, a refined color palette and clean-lined furnishings that marry together to cultivate an updated transitional aesthetic. Deep wood tones and crisp white accents juxtaposed with moody jewel elements and architectural detailing pay homage to the upscale style of the surrounding community. Other elements like geometric detailing, floral motifs, marble backsplash, hard flooring inlay, ceiling detailing, punchy wall coverings, elegant accents and light fixtures elevates evoke refined elegance. Dining Spaces

The exhibition kitchen brings theater to the dining experience through the use of the hearth oven. Its location is visible directly into Signatures Dining, and also has views into a private dining venue, allowing for exclusive experiences in a private setting. The Fusion bar is fully stocked and positioned as a lovely pre-event or pre-dining destination where residents can gather to converse over a glass of wine or pre-dinner cocktail.

The Chef’s Studio is a stage where the community or guest chef can showcase their culinary skills, as well as display the freshness and quality of ingredients used to prepare resident and guest meals. Having a meal prepared while you watch provides anticipation and shared experiences that spark conversation.

Resident Engagement & Technology

Throughout the facility, resident safety and staff efficiency are prioritized. Our Technology Solutions Team deployed the PalCare Nurse call solution that provides pull cord notifications, resident pendant devices, door status monitoring and fire panel integration. This system helps ensure that when a resident reaches out for help, the staff and community can meet those needs in an efficient and timely manner, which provides peace of mind for their loved ones. Incorporating all of this functionality under one system gives the staff at HarborChase one source of truth. The number of systems and apps that they need to manage in order to ensure resident safety and wellbeing is brought to a minimum.

The Result

The finished project is 123 units and 114,000 square feet of an elevated, hospitality-focused community that combines signature amenities and market-specific interior vernacular. HarborChase of Germantown is well-positioned to be the top choice for Senior Living in the market.

Local buzz, high pre-sale deposits and visitor commentary throughout the first two months of opening have illustrated the success of the project and its reception in the community. After eagerly awaiting the opening, residents and their families have praised the community for its elevated, inviting style and touches of local flavor throughout.

During the installation and photoshoot, the design team encountered community members, prospective residents, family and staff who all shared how much the building reminded them of the surrounding community and how well it fits into the local vernacular. The noticeable connection between HarborChase of Germantown and the community at large proves the team achieved its goals.
